The Winston-Salem area housing market has been in decline the last few years much like the rest of the country.  There were 4843 houses sold in 2010, which was down 5.1% from 5104 homes sold during 2009.  The statistics were taken from a combined total of Forsyth, Davie, Davidson, Stokes, and Yadkin Counties.   Local appraiser, Michael Clapp, compiled the statistics.  He believes we are near the bottom based on the analysis.   [Read more...]

U.S. Unemployment Falls to 9 Percent

The unemployment rate fell to 9 percent in January from 9.8 percent just 2 months ago. This is the fastest 2 month drop since 1958.  The Eisenhower administration was in office then. 
In January more than a half million people found jobs.   This is one of the most encouraging signs since the Great Recession ended.  This is the lowest unemployment has been since April, 2009.  This should increase the confidence of consumers and businesses. 

Forsyth County’s unemployment is at 9.1 percent.   The Dow Jones is above 12000 for the first time since mid-2008, and retail sales are at a five year high.

We obviously haven’t reached economic utopia, but we are definitely headed in the right direction.  From recent activity I’ve seen with buyers as well as speaking with other Realtors, I believe 2011 is going to be a much better year for the housing market and real estate in general.  Don’t hesitate to contact me at 336.287.4423 if you are looking to buy or sell real estate before mortgage rates start going up.

Existing Home Sales Up 29.2% in March

The housing market in Forsyth County is picking up. March sales of existing homes were up 29.2% in March from March, 2009. There were 403 homes sold in Forsyth County in March, 2010 versus 312 during March of ’09 according to stats from the Winston-Salem Regional Association of Realtors®. Home sales were also up 41.4% from February this year.

Winston Salem Housing Market Slowly Rebounding

The Winston Salem Journal published an article earlier this week that shows the local real estate market in Forsyth County is making some progress. Home sales were down in December from November, but they were up 5% from December of last year. Prices were slightly up from Exit Realty SoldNovember at $162,645, however a bit lower than $163,688 of December last year. The local board of Realtors (Winston Salem Regional Association of Realtors – WSRAR) is pleased with this progress locally based on many markets around the country showing a decline. Homeowners Confidence Increasing about the Future of the Real Estate Market

A recent survey by Zillow.com shows that home owners are becoming more confident in the real estate market.  Zillow performs a market analysis four times a year to see if home owners are optimistic or not in their home values for the next six months.  The survey results show the South to be the most confident and least affected by the recession.

The recent survey shows:

  • 22% believe their home has increased in value (27% in the South).
  • 19% believe their home has remained the same in value (21% in the South).
  • 60% believe their home has decreased in value (52% in the South).

Across the country, 83% of home values have dropped in the last year according to Zillow’s Second Quarter Real Estate Market Reports.  Home values were down almost 10% from one year ago.

Homeowners’ Future Outlook for the Next 6 Months:

  • 34% believe their home’s value will increase.
  • 47% believe their home’s value will remain the same.
  • 19% believe their home’s value will decrease.

The Winston Salem Piedmont Triad area real estate market has been fortunate not to experience a “bubble” where home values increased beyond actual value, and where home values have not decreased greatly like in major cities in states like Florida, California, Arizona and others.  Many people are still moving to North Carolina and many of them are considering the Triad area due to reports like Business Weeks  Top Places to Begin a New Career.

June 2009 Home Sales Are Up in Winston Salem

Existing Home Sales in Winston Salem are Up for Sixth Consecutive Month

The Winston Salem housing market is on the increase, and that’s good news for real estate agents.  According to the Winston Salem Regional Association of Realtors there were 478 existing home sales for the month of June, which was up 10.4 percent from 433 in May.

This increase in sales made June the sixth consecutive month of increased sales and also the highest single month since September, 2008.

The association also reported that 320 of the homes sales were on the market less than 120 days.

Phillip Rector, the president of the Winston-Salem Regional Association of Realtors, was quoted saying, “When home sales increase month over month and the length of time it takes to sell a well maintained and appropriately priced home is decreasing, it tells us that the market has, indeed, begun a return to normalcy.”

However, in June 2008 there were 593 home sales compared to 478 last month.  That’s a 19.4% decrease from last year.

Even though, overall, this is good news, there are still many concerns with the unemployment rate and decrease in home prices.  The average price of homes sold in June was $162,503, down 9.7% from $179,889 in May and down 15.4% from $192,144 last year.

It looks like we are past the bottom in the Winston Salem housing market, and there seems to be a good balance for both buyers and sellers.  Homes are moving and taking less time to sell, which is good for sellers, but prices are lower than last year, so buyers should consider now the right time to buy before prices increase.  Give me a call/text if you are looking to buy or sell real estate in the Winston Salem area.  336-287-4423.
